*Acceptance of Regulations
Booking the Apartments implies acceptance of these regulations. The booker is personally liable for them, including for persons accompanying him/her.
*Prices
Prices are in Euros and include Value Added Tax (VAT).
Prices are per apartment and for the requested period and number of guests.
The agreed price includes utilities (electricity, water, bath and bed linen), changed weekly. The price does not include heating and air conditioning, which will be charged according to consumption, security deposit, any damages, and any other services requested by the client to be paid on site. We reserve the right to change the published prices of our apartments at any time and without notice. However, the price agreed upon at the time of booking (excluding any extras), will not be changed under any circumstances.
*Reservation & Down Payment
It is possible to make a reservation online using the booking system on our website www.fattoriapalazzeta.com
To confirm your reservation you must provide your details, a telephone number, an e-mail address, the period of your vacation, the number of people, and the details of a valid credit card (validity will be verified by debiting and immediately afterwards cancelling the amount of € 1.00) which will be held as a guarantee of the reservation in accordance with our cancellation policy. Fattoria Palazzeta reserves the right to pre-authorization.
In case of a reservation with a non-refundable rate, the full amount must be prepaid by credit card.
In cases of partially refundable rate reservations, terms for payment of the deposit and balance will be indicated at the time of booking.
In case of flexible rate the balance must be paid before arrival at the rate of free cancellation terms indicated at the time of booking.
In case of besafe rate the full amount must be advanced, the report then in case of cancellation you will have it with Besafe.
N.B. In case of bank transfer, the guest has 24 hours to make the down payment, while the balance must be credited to us as early as the fourteenth day before arrival. (E.g. Arrival June 30, the transfer must be available in our account on June 16, January). If the above timelines are not met, the reservation will be automatically cancelled and the accommodation will be made available for new requests.

*Cancellation penalty
Cancellation conditions are expressly stated at the time of booking.
In case of early departure, the full agreed reservation amount will be retained.
In case of discounted, non-refundable rate, no amount will be refunded in any case.
Reservations must be changed or cancelled in writing, if within the time limit, by sending an email to [email protected] and must be confirmed in writing by the managers.
*Overwhelming unavailability of accommodation.
Should force majeure prevent the booked accommodation from being made available to guests, Fattoria Palazzeta reserves the right to be able to assign another accommodation with similar or superior characteristics at the same price, or in extreme cases to cancel the reservation, refunding the tourist the amount paid without the latter being able to make any further claims for compensation under any title. It is clarified that outside of what you have paid nothing else will be refunded or compensated. Therefore, no claims will be considered.
*Rules on the management of vacation homes*
As per the regional law of vacation homes, the manager is obligated to change the linen weekly and clean the apartment at each change of guests. Any extra change of linen, requested by the client has an additional cost pay in cash at the change itself.
Linens are defined as sheets and one set of towels (personal, face and shower) per person.
Housing units are equipped with beds, pillows and blankets, closet, hangers, drawers, bedside tables or shelves, central lighting, bedside lamps or sconces, dining table with chairs, armchairs or sofas in the living room with seating equal to the number of people accommodated, broom, dustpan, bucket, floor mop. All these should be related to the number of beds.
Kitchens are fully equipped and equipped with all the provisions for the maximum number of guests in the apartment.
Bathrooms, in addition to linen, are equipped with wastebasket, mirror and adjoining power outlet, shelf, toilet brush, bath mat.
*Arrival - Balance - Security Deposit
On the day of arrival the flat can be taken over from 16.00 to 19.00.
On arrival guests must show a valid identity document. If valid documents are not shown, the reservation will be cancelled and the entire amount paid will be retained.
You will be given the keys, you will be shown the flat, and together with the balance of the flat, a security deposit of € 200.00 (in cash or by pre-authorisation on a credit card) must be paid for any damages and/or shortages. The security deposit will be returned on the day of departure after the manager has checked the flat. In case of damages and/or shortages, a compensation assessed by the property manager will be required, to be paid before departure.

*Departure - Return of the property
On the day of departure the owner or a person in charge will collect the keys and check the state of the property, if the property is released as it was handed over and if all the rules of these regulations are respected, the security deposit will be returned. Any damage caused shall be compensated. The flat must be released by 10.00 a.m., unless otherwise agreed, to allow for cleaning.
*Animals
Small pets are accepted with a maximum of two per flat, however, guests must inform us in advance, a surcharge may also be charged.
*Rules during your stay
- Check the efficiency of the flat and notify us of any anomaly or lack no later than 24 hours after your arrival, do not wait until the day of departure to inform us.
- It is strictly forbidden to copy the keys: trespassing without authorisation is a serious criminal offence punishable by law. In the event of loss of keys, a refund of €20.00 will be made for the damage caused.
- It is forbidden for more than the maximum number of persons to stay in the house. It is forbidden to let in strangers without first informing the manager and receiving express consent.
- All accommodation is handed over clean and in working order. The client shall be responsible for the daily tidying up of the flat and shall be responsible for its integrity, therefore it is forbidden to move furniture from its position. Upon returning the property, the client shall be obliged to leave the accommodation in an acceptable condition, in particular the cleaning of the kitchenette and dishes, which must be returned clean and tidy, under penalty of a further € 30.00 charge. Guests must also ensure that the refrigerator and dustbin are emptied. Mid-week cleaning is possible on request for a fee.
- The tenant is obliged to observe the common rules of quiet especially in the afternoon and at night, avoiding noise and disturbing noise. Particular silence shall be observed between 10 p.m. and 8 a.m. and between 1 p.m. and 5 p.m. Parents are requested to constantly watch over their children so that they do not disturb them.
- The tenant undertakes to take the utmost care of the property entrusted to him/her. Crockery and other equipment in the house (chairs, blankets, etc.) must not be used or carried outside the house. Any non-compliance will result in charges assessed on a case-by-case basis by the person in charge. Guests will be held responsible and must pay for any damage, breakage or loss of property done by you or your visitors during your stay at the accommodation. Items that are replaced must be of the same quality as the originals. Breakages caused by the tenant or those of ordinary maintenance will be charged to the tenant and the amounts deducted directly from the security deposit.
- In cases of doubt, the appointee shall retain the entire deposit and return any difference together with the receipt for the expenses incurred for repair at a later date.
- It is strictly forbidden to take laundry out of the accommodation.
- The client expressly exonerates the manager from any responsibility for direct or indirect damage that may be caused to him or her due to the blameless interruption of essential services such as, for example, electricity and water.
- Inside the flat, information and tourist brochures are made available to guests. For any additional information guests can ask at Fattoria Palazzeta's Reception.
- No responsibility is accepted for the loss, theft or damage of objects of your property left in the rooms or for any accidents, thefts, damage to persons or things just because they occurred inside the property.
